The Manor

No shoes are allowed inside the home. Please leave shoes in the mudroom or under the front porch if wet or muddy.
No pets are permitted. Unapproved animals will result in a $500 additional cleaning fee. Along with any fees associate to damage or excess mess.
Kingsbury Manor welcomes ADA-compliant service animals as required by law.
No smoking is allowed inside or near the home. A $1,000 cleaning fee will be charged if any evidence of smoking is detected inside the house.
The slide is exclusively for children weighing 135 lbs or less. Adults are not permitted to use the slide.
The weight room is restricted to guests aged 18 and older. Please avoid using the weight room if you have any preexisting conditions, injuries, or lack of weight training experience.
The cargo net lounge has a weight limit of 1,080 lbs and is designed for a maximum of 8 people at a time.

Only guests listed on the reservation are allowed inside the home. Should the number of guests exceed the reservation, a $25/person/night fee will apply for each additional guest. Hosting an unapproved event on the premises will result in a $2500 event fee.

Each room has its own temperature controller for your comfort. Please leave the controller in its designated room and avoid moving it. You can adjust both the thermostat and the fan speed for your convenience.

For your convenience, Kingsbury Manor offers three laundry units:
Locations:
- Two units are located in the basement laundry room.
- One unit is located in the master suite closet.
All washing machines are preloaded with detergent that dispenses automatically based on the laundry cycle and the load weight.
Ironing board: Available in the basement laundry room.

Kitchen: Fully equipped with 12 high-efficiency burners, 4 ovens, 2 dishwashers, a Keurig coffee maker, a microwave, a blender, a hand mixer, and a complete set of pots and pans.
Smart TVs: Log into your personal streaming services on any of our smart TVs. Don’t forget to log out before you leave!
Theater: Equipped with a Roku for casting your favorite entertainment. Please remember to log out of all accounts when finished.
Games: A variety of board and card games are located in the library cabinets. Kindly return all pieces to their appropriate game box.
Basement: Includes foosball and table shuffleboard. Be sure to apply sand to the shuffleboard table before playing to avoid damaging the surface.
Outdoor BBQ: A 40" BBQ is located on the back deck, with tools available in the cabinet drawer near the sliding door.
Backyard Features: Please note: The backyard is under construction and will be completed by December 2024.

For your safety, Kingsbury Manor is equipped with:
A doorbell camera at the front entrance.
Exterior cameras monitor all entrances and sides of the home.
- *Note: There are no cameras inside the living spaces of Kingsbury Manor.

Upon check-in, we kindly ask that you review the house and take photos of any pre-existing damage, then email them to staykingsburymanor@gmail.com. If any damage occurs during your stay, please notify us promptly so we can resolve the issue for future guests.

Kingsbury Manor is not responsible for any lost items. Guests are responsible for paying any shipping costs for returning items. Unfortunately, we cannot make additional accommodations for guests to return and retrieve forgotten items.
